This apartment building is located within the Bowden East Residential Precinct, adjacent to the Kelly Taylor Reserve and the former local heritage Park View Hotel (now formally known as Plant 13 Café).

This residential development included the construction of a new 6-storey apartment building, comprising a site area of 1100sqm, with approximately 8 apartments per floor (housing 45-50 apartments in total), including a two-level basement car park, ground floor retail and resident’s courtyard space.

BCA Engineers undertook all building services engineering, including input into Green Star ‘As-built’ criterion relating to the Building Services.

Luminaire Apartments – Stages 1, 2 & 3, Lot 211 Bowden SA

Project Value: $40M

This project is located within the area of Bowden which forms part of Renewal SA redevelopment site. The project comprises of two multi-storey apartment building housing 85 apartments, an undercroft parking facility and above ground common plaza area for use by residents.

The project is rated using the Green Star Multi‐Unit Residential Tool (MURT) to achieve and exceed the requirements of the Urban Renewal development as a whole.

The Watson Hotel, Walkerville SA

The Watson Hotel, Walkerville SA

Project Value: $120M

The building situated in Warwick Street, Walkerville, was formerly the accommodation of the Department for Transport Energy and Infrastructure. BCA Engineers were engaged to undertake the planning and design for all aspects of infrastructure and building services.

Planning for temporary services was necessary to maintain equipment operational where required, while simultaneously allowing demolition and construction to progress. This applied in particular to power supply and communications services connected to existing operational telecommunications service provider equipment.

The most significant design challenge faced was the coordination of all new plant, equipment, and services risers within the existing building structure. The new development comprises extensive new infrastructure works including new high voltage switching cubicle and transformer substation, fire-water pumps, tanks and booster, and new domestic-water, sewer and gas connections.

The new $120M design incorporates commercial offices, restaurant and bar facilities, hotel and amenities such as gymnasium, pool and recreation area, as well as residential apartments and penthouse suites.

This 15-Storey development is situated on the corner of Hutt Street overlooking the southern parklands.  The development retains heritage listed Davaar House on the South Terrace frontage and the new construction project comprises basement and car stacker system, ground floor entrance and retail tenancy facing Hutt Street, with private apartments over fourteen levels above. 

BCA Engineers have provided all design documentation aspects for this development, including fire services fabrication, and prepared Dry Fire detection block plans.

In addition, BCA Engineers are currently engaged for the re-design of levels 11-13 apartments, plus providing our full services design documentation for Davaar Place Heritage House, including site infrastructure, validating and establishing all utility / authority services connections; base-building scope and common areas.
